01 / Workflow
The records.
The transitions.
- Walkthrough handoff
Carry the property conversation into a defined review process. - Due-diligence checklist
Separate tasks before, during and after the walkthrough. - Offer preparation
Outline the information required for a draft offer document. - Offer discussion
Map acceptance, negotiation and return paths without automating judgment. - Contract-stage handoff
Define the records and tasks needed once an agreement is signed. - Disposition work
Keep buyer-facing activities and closing tasks distinct from seller acquisition.
02 / Implementation detail
Turn recurring work into reusable task sets
Property review includes work that does not belong solely in a sales pipeline. Noah proposed reusable task templates for pre-walkthrough, walkthrough and post-walkthrough due diligence, drawing on earlier experience with repeatable project workflows.
The charts separate the sales conversation from the operational tasks needed to review a property, coordinate contributors and prepare the next decision.
03 / Implementation detail
Design the document and negotiation loops
The proposed model connects an offer-creation form with a generated PDF and a scheduled offer conversation. It also maps a return to offer preparation where negotiation is needed.
The design specified forms, document paths and stage changes. Agreement generation, e-signature integration and automated valuation were outside the completed scope.
04 / Implementation detail
Separate acquisition from disposition
Once the process moves beyond seller acquisition, a different set of tasks and communications becomes relevant. The later charts distinguish acquisition work, wholesaling project tasks, buyer-facing disposition and closing-related handoffs.
Noah identified unresolved branches and asked for the missing client decisions rather than assuming a finished operating process. The work demonstrates structured transaction-process analysis, not responsibility for legal or investment decisions.
Project scope
What this example demonstrates.
The assignment covered process design and requirements clarification, including CRM architecture, follow-up rules, due-diligence handoffs and colleague coaching in Lucidchart. It remained at the planning stage while lead-priority rules and client decisions were being finalized.
